Canadians responsible for 18% of U.S. real estate purchases by
foreigners
SCOTTSDALE, Ariz. -- Nearly 31 percent of foreign buyers of U.S. properties have come from
Europe so far this year; Canada and Mexico (North America) came in
second with 28%; and Asia third, with 25%. The USA a melting pot for
foreign investors, said the National Association of Realtors (NAR)
President Richard Gaylord. While international buyers purchased
properties in most of the 50 states, the Sunbelt States accounted for
the bulk of their purchases: Arizona, California, Florida and Texas.
Many international buyers recognize that real estate is an excellent
investment and are drawn today by abundant inventory, low interest rates
and favorable foreign exchange rates, said Gaylord. Aside from these
short-term, but viable reasons, the U.S. offers a climate that suits all
tastes and needs and is filled with tourist areas that provide a strong
rental market. The U.S. is a secure and politically stable country,
which means a transparent and straight-forward buying process, superior
building standards and a high quality and standard of living, and it is
easily accessible from anywhere in the world. Also, English is the
official language international buyers readily understand.
According to Patrick LaVoie with The Westward Fund, A U.S. real estate
purchase is one of the most exciting investment opportunities available
today, for both national and international investors. The focus of
investors is always on the bottom line. The unprecedented buying
opportunities that currently exist, combined with careful property
selection, provide investors an opportunity for outstanding returns,
particularly in the Sunbelt States.
In a survey of 200 members of the Association of Foreign Real Estate
Investors (AFIRE) conducted in October 2008, 53% said the U.S. continues
to provide the most stable and secure real estate investment
environment, and with 37% of the vote, the U.S. was ranked as the
country providing the best opportunity for capital appreciation.
Respondents overwhelmingly pointed to the U.S. as the primary target for
their real estate investment dollars and said that an average of 45% of
their portfolio is invested in the U.S.

COMPETITIVE pressures placed by low-cost carriers (LCCs) may see full-service carriers (FSCs) in Asia start unbundling services to lower their airfare base.
With LCCs as lead innovators in providing ancillary services, Amadeus Asia Ltd vice-president for the Asia Pacific airline business John Chapman said US FSCs are more aggressive in unbundling services to lower their fares.
Some products and services that now come as add-on options for US FSCs are meals, extra baggage, entertainment and wireless broadband connection on flight.
"We see Asian FSCs playing around in the area of ancillary services but perhaps not to the degree of the US carriers," Chapman told Business Times in an interview last month.
Asian carriers, such as Cathay Pacific Airways and Singapore Airlines (SIA), will be more conscious of brand image thus impacting their decision on how far they will unbundle their product offerings.
"In Asia, the FSC are a little bit behind in terms of rolling out ancillary services and a reason for that is branding. Airlines such as Cathay and SIA have higher expectation of what they will provide you as part of the base fare," said Chapman.
He added that Asian carriers are likely to test possible ancillary income streams from charging more for exit row seats or extra baggage. Other options include selling insurance or home baggage delivery.
With FSCs looking at product unbundling, the challenge is in making the add-on services available across all channels such as the airline's website or through a travel agency.
"So the industry has spent a lot of time building this new underlying infrastructure that will allow one airline to sell services on another airline or through a travel agency as they can do with the standard air ticket," he said.
For instance, if an airline charges extra for an exit row seat, a travel agency needs to be able to carry out that transaction and deliver the information to the airline.
"To address this, the airline industry is implementing an electronic multipurpose document (EMD). So if you purchase a ticket for a flight between London and New York with extra payment made for an exit row seat, you will be issued an e-ticket for the flight and an EMD for the seat," Chapman said.
The reason why the transactions are separated, in this instance, is to allow the passenger to receive a refund in case an exit row seat is not available.
Chapman said Amadeus' e-commerce system allows customers of member airlines to book optional services through the Internet.
With both LCCs and FSCs fighting for market share, there has been a shift in the way both models operate now.
"We are definitely seeing a convergence between LCCs and FSCs. If we look at Virgin Blue, they have morphed into what they call a new world carrier by offering FSC services such as an airport lounge, premium seating and frequent flyer programme," said Chapman.
Meanwhile, FSCs like Air Canada allow passengers to buy frequent flyer miles at a surcharge or access the lounge by paying a la carte prices.
"But one thing an airline needs to consider when rolling out these new programmes is remembering to treat their most important customers differently

On June 19, Federation Softball Umpires of Greater New Haven presented the third annual Scholar Athlete Classic at Biondi Field at West Haven High School. This was a nine-inning game that featured 33 girls from the various high schools. Coaches from New Haven, Cheshire, Guilford and Milford also gave their time to help support this game.
Each girl was given a rose when introduced, as well as a backpack with gifts. We awarded eight scholarships. These girls were chosen not because they are all-stars but because they also are scholars and for their accomplishments in school and in the community.
This game in large part is due to the effort of Nick Aprea, president of softball umpires federation and his committee, which I am a proud part of. Aprea has put so much into this game, and it showed on Saturday night.

YOU stick on a smile, swallow the disappointment and mutter "Oh, you shouldn't have" but in your mind's eye your new novelty ironing board cover is already on Ebay.
We've never spent so much on Christmas presents as we do now, and never have we got it more wrong.
It's estimated that we return, sell or give away 50% of the gifts received at Christmas, and worldwide a staggering pounds 2.3bn is thought to be wasted on them.
The choice out there is mind boggling.
You can purchase online, via the TV, or you can do it the old- fashioned way, on foot.
So how is it so many people rip off the wrapping paper to lacklustre gifts of socks, pants and pyjamas, supermarket chocolates, smellies and vouchers every year?
And then, when we do venture out of our present-buying rut, we end up with items that are utterly useless, bizarre or, at worst, downright offensive.
Lynne Johnston, who works at ACC Liverpool, was understandably non-plussed when she unwrapped a present from her father, to find he had given her a toilet roll holder-cum-radio.
"Why was it so bad?" she smiles. "Apart from the obvious, the gift was purchased from a second-hand store and therefore came with no fixture and fittings, just a used foamsticky pad that had lost its adhesiveness and gained some dust and dirt!"
One of the problems is that we already have so much stuff these days. Emily Howells, a personal shopper at the store, says if loved ones haven't said specifically what they want - squirrel away any dropped hints throughout the year - sit down somewhere quiet and think about their interests, lifestyle and events coming up in their lives in the New Year. "Give yourself time to think about it," she says.
"One well thought out present is better than 10 that are just thrown together. If they are getting married in the spring, perhaps buy a bridal book. If they like golf, perhaps a pro-golf lesson. Experiences are very popular, and better than golf tees, which aren't very inspired."
For women, she says, clothing and any sort of kitchen equipment were potential minefields.
"Only buy clothing if you are sure of a person's size," she instructs.
"Otherwise, you are much better buying accessories.
A beautiful cashmere scarf is always nice for a touch of luxury and is not so size specific.
"Generally, women prefer something romantic and thoughtful rather than solidly functional presents."
